Apartmentcator ("we," "us," or "our") is an apartment locating service for Florida and Georgia. We operate the website apartmentcator.com and the agent platform at app.apartmentcator.com. Apartmentcator operates through RCA Realty Group, a licensed real estate brokerage in Florida and Georgia.

This policy explains what information we collect, how we use it, and the choices you have.

2. Information We Collect

Information you give us

• Renters: name, email, phone, the markets you're searching, bedrooms, budget, move-in date, lease term, pets, amenities, preferred areas, monthly income range, and anything you add in your notes.
• Licensed agents: name, email, phone, license number and state, brokerage, broker contact details, client registrations (your client's name and contact details, tour date, community), invoices and W-9 forms, and Referral Network or Agent Database account details.
• Apartment communities: community details, leasing contact name, title, phone and email, floor plans, rent ranges, move-in specials, agent compensation and registration requirements, and photos you share with us.
• Anyone who contacts us: your name, contact details and message.

Information collected automatically

When you visit our site, our hosting and analytics tools may record your IP address and approximate location, browser and device type, pages visited, and the site or search that referred you.

3. How We Use It

• To find apartments that match your search and contact you about them
• To forward agent client registrations to the community you selected, along with that community's registration requirements
• To process agent invoices and compensation for communities that ask us to handle payouts
• To set up and manage community listings and MLS partnerships
• To verify real estate licenses and run agent accounts, subscriptions and the Referral Network
• To answer your questions and send updates you asked for
• To keep our services secure and prevent fraud and spam
• To meet legal, licensing and record-keeping requirements

4. How We Share It

We do not sell your personal information. We share it only as needed to provide our services:

• Apartment communities: when you ask us to help you with a community, or when an agent registers a client, we share the details that community needs.
• Licensed agents: information you choose to share in the Referral Network is visible to other verified members.
• Service providers: companies that host our site and app, run our CRM, forms, email and text messaging, and process payments (for example, Stripe). They may use your information only to provide services to us.
• Legal reasons: when required by law, licensing regulators, or to protect our rights or anyone's safety.

5. Calls, Texts & Emails

If you agree on one of our forms, we may contact you by phone, email or text about your request. Message and data rates may apply. Reply STOP to any text to stop texts, or use the unsubscribe link in any email. Opting out of marketing won't stop messages about a search, registration or account you have open with us.

6. Cookies & Analytics

We use cookies and similar tools to keep the site working, remember your preferences, and understand how visitors use our pages. You can block or delete cookies in your browser settings; some parts of the site may not work as well if you do.

7. Data Retention

We keep information only as long as we need it for the purposes above, or as long as Florida and Georgia real estate rules and other laws require us to keep transaction records. When we no longer need it, we delete it or make it anonymous.

We use reasonable safeguards to protect your information, including encrypted connections and access limits. Documents like W-9 forms are stored in our secure systems, not on public web pages. No method of storage or transmission is completely secure, so we can't guarantee absolute security.

We'll verify your identity and respond within 30 days. Some records may need to be kept to meet legal or licensing requirements.

Our services are for adults 18 and older. We do not knowingly collect information from anyone under 18. If you believe a minor has given us information, please contact us and we'll delete it.

11. Other Websites

Our site links to other websites, such as apartment community sites, YouTube and Facebook. Their privacy practices are their own, so please review their policies when you visit them.
